Every conversation about AI and jobs eventually arrives at the same anxious question: which roles get automated away first? Chris de Gruben has spent his career at the intersection of AI, property and professional services, and his answer reframes the whole worry. Yes, AI will change everything, the way we work, the businesses we build, even how wars are fought. But the skill that actually protects your career from all that upheaval isn't technical fluency. It's the human, adaptable, judgment-shaped part of the job that no model can hand back to you.
This week on the Project Flux podcast, Chris de Gruben joins James and Yoshi for a wide-ranging, refreshingly clear-eyed conversation about AGI, the future of work, and what it all means for property, surveying and the delivery professions.

De Gruben starts wide, because the technology does. AI is already reshaping military and autonomous systems, and the strategies around it differ sharply by region, the Middle East, he argues, is moving with a speed and appetite that much of the West underestimates. The uncomfortable takeaway isn't that AI is coming; it's that adoption is wildly uneven, and the gap between the countries, firms and individuals who treat AI as strategy and those who treat it as a gadget is widening faster than the technology itself.
Where it gets personal is jobs. De Gruben is candid that AI will transform consulting, transformation work and delivery roles, including surveying, a profession close to our audience. But his prescription for the next generation isn't "learn to code faster." It's AI literacy plus the durable human skills: reading a room, communicating under ambiguity, exercising judgment when the data runs out. Train future surveyors on those, he says, and the tools become leverage rather than a threat.
Then he goes further out, into AGI and superintelligence, physical embodiment, the synthetic-data wall, and the quieter risks nobody markets: fragmentation, shadow AI, data leaks and the reputational damage of getting it wrong. His landing point is oddly reassuring. Human-driven services don't vanish in this world; they become the premium. Trust, brand and the sense that a real person stood behind the work are exactly the things AI can't manufacture and exactly what clients will pay for.
Why it matters: if you work in surveying, PMO, consulting or any delivery profession, the message is not "retrain or be replaced." It's that the technical scaffolding of your job is being commoditised, and the value is migrating to judgment, relationships and adaptability. The professionals who lean into that and keep learning in the open are the ones who keep their seat.
